COLLECTION OF RENT:

  • M/O is responsible for setting the initial rent level, collecting rent from tenants and adjusting the rent. We work with the software system, Appfolio, to make these procedures simple and efficient.

  •  Setting Rent: We know how to set the appropriate rent level to attract tenants to your property. We have a complete understanding of the market and have looked at all comparable properties. This is integral to the market value. 

  • Collecting Rent: We will play the role of the enforcer. The best way to ensure optimal cash flow is by setting a date to collect rent each month and strictly enforcing the conditions and the terms of the lease agreements.

  • Adjusting Rent: We will increase the rent to its maximum possible based on the lease agreement to maximize cash flow to the owner.

TENANT RELATIONS:

  • One of the main responsibilities of M/O is to manage tenants. Our team has a thorough knowledge of statewide and national laws regarding the proper ways to:

    • Finding Tenants

    • Screening Tenants

    • Handling Leases

    • Handling Complaints/Emergencies

    • Handling Move Out

    • Evictions

    • Complying with Property Safety Standards

MAINTENANCE & REPAIRS:

  • M/O is responsible for the physical management of the property, including regular maintenance and emergency repairs.

  • Weekly inspections are performed as a preventative measure in order to mitigate problems before they arise. Request service reports are available to landlords.

  • We offer 24/7 support to assist with needed maintenance and repairs. We have built long term relationships with a network of vendors in order to ensure the best price possible to maximize revenue.

ACCOUNTING: 

  • M/O is responsible for managing the budget for the property and maintaining all pertinent records. 

  • Maintaining Records: We will keep thorough records regarding the property. This should include all income and expenses, a list of all inspections, signed leases, maintenance requests, any complaints, records of repairs and costs, maintenance costs, record of rent collection and insurance costs.

  •  Paying all Expenses: We will pay all appropriate expenses for the building on a monthly basis. We have a complete system to pay all expenses after a through confirmation that they are due and payable

  • Monthly Distribution: We analyze and determine a monthly distribution amount to all owners based on a complete budget for the year it is developed.  We will determine a reserve amount needed to maintain a constant cash flow even when unexpected expenses occur.
